Commercial Balcony Railing Replacement: A Property Manager Guide

2 min read

Why replacement comes up

Corroded welds, loose posts, out-of-date picket spacing, or failed inspections. All of these show up on 20 plus year old NJ apartment and condo buildings.

Typical project flow

  1. Engineering evaluation and code review.
  2. Shop drawings for each unit type.
  3. Tenant notification and scheduling.
  4. Phased demolition and replacement, typically 2 to 4 balconies per day.
  5. Municipal re-inspection.
  6. Tenant sign-off walk-throughs.

Tenant communication

Send a 14 day notice. Confirm 48 hours before work. Keep each unit out of service for 1 day maximum. Weekday daytime work is preferred because few tenants use balconies 10 am to 3 pm.

Material choice

  • Powder-coated aluminum picket: lowest cost, lowest weight, no paint maintenance.
  • Galvanized steel with powder coat: higher structural capacity but heavier.
  • Cable or glass: specialty choice for condos rebranding as luxury.

Budget ranges (NJ)

  • Aluminum picket replacement: $425 to $750 per balcony.
  • Ornamental steel replacement: $850 to $1,400 per balcony.
  • Glass panel upgrade: $1,200 to $2,200 per balcony.

Code paths

Current NJ commercial code requires 42 inch rails with 4 inch sphere rule, 200 lb lateral load, and tamper-resistant fasteners. Grandfathered installations are generally not an option once any structural work is done.

Permits and inspection

A single master permit usually covers a phased multi-unit replacement. Close-out requires one re-inspection.
